Why a property manager provides peace of mind.

The transformation of more than 20 Perth rental properties into drug houses by criminal gangs is a warning to all landlords thinking about leasing properties privately.

Consumer Protection said hydroponic cannabis farms had been unearthed in 21 rental properties in and around Perth in the past seven months. In one case, more than $70,000 worth of damage had been caused at one property due to illegal electrical work.

WA Police said the gangs were targeting privately rented properties advertised on community websites, taking advantage of private owners who don't know how to complete the professional due diligence and assessment tasks which are commonly undertaken by trained property managers. The gangs often used fake IDs to pose as families with children to the landlords.

LJ Hooker's Head of Property Management Amy Sanderson said a property manager provided peace of mind for owners when vetting tenants.

"While the selection of a tenant is ultimately the decision of the landlord, LJ Hooker's property managers are trained to short-list appropriate applicants based on their ability to meet rent, rental and employment histories," said Ms Sanderson. "They also conduct regular checks of the property to ensure it’s being maintained properly."
